Checklist-Assessment Collections
Judicial Foreclosure
Please provide your entire file including, but not limited to all of the following in your possession:
- Ledger indicating the current amount owing for unpaid assessments, late fees, collection costs and
any attorney's fees; with invoices for services rendered.
- Association’s written Fee / Penalty Procedures and Collection Practices.
- CC&Rs
- Articles of Incorporation
- Correspondence to and from the debtor or his / her representatives, if any
- Correspondence to and from the first trust deed lender, if any.
- Correspondence to and from the second trust deed lender, if any
- Lien Warning Letter and proof of mailing, if any.
- Recorded Lien (Notice of Delinquent Assessment) and proof of mailing, if any.
- Names, addresses and phone numbers of any relevant persons unless already evident from the other
material.
